Crown Reconstruction Services did an excellent job on a large and complex project at our house in Laguna Beach. Wood rot had severely damaged major structural posts, beams, and joists that supported an entire side of our house on two levels. Rot had also compromised the posts and struts supporting two large cantilevered decks. The repairs were further complicated by the location of our house on caissons on an extremely steep hill, which required the construction of extensive scaffolding to ensure safe access to the damaged areas. We selected Crown because they had the experience and expertise to undertake a job of this scope, and because we were able to speak to several people who had recently hired them to do similar work and who were very pleased with the results.
Prior to making a bid, Crown did a thorough assessment of the problems. After walking the area twice, they partially dismantled some siding and panels to expose some of the most damaged areas and reviewed the damage with a structural engineer. They then submitted a detailed plan for addressing the issues, which included replacing the damaged structural elements and rebuilding the two decks to contemporary code. The damage turned out to be much more extensive than was visible in the initial inspection, but when new problems were exposed Crown showed us the issue and explained what would be required to address it before the work was done.
At every step along the way, the work Crown did was first-rate. Structural repairs were photographed as they were completed and before they were covered by the new siding and other exterior surfaces, giving us a detailed record of the work. All additional work was reviewed by the structural engineer before they began, and he then inspected and signed off on it after they were completed. All exposed repairs and new construction (siding, deck surfaces, flashing, etc.) matched or complemented the original architectural design of the house, and the fit and finish of the new work was meticulous inside and out.
Crown does all aspects of reconstruction with its own crews, which facilitated coordination across the various stages of the project. The project supervisor was on site every day, and membership of the work teams remained consistent for the duration of the job. We lived in the house during the whole time, and the workers were always as quiet as possible, courteous, and considerate. The worksite was kept clean, and they warned us when an especially disruptive event was to occur (such as jacking up the side of the house to install new beams and posts). They were also careful to cover openings in the exterior wall when they had to be left open overnight or the weekends. It rained heavily at several points during the project, and we never had any leaks or other problems with water or wind. On one occasion toward the end of the project, we had planned a large family gathering for a holiday, and Crown rearranged its work-plan so we would be able to use one of the decks for that event before the deck was completely finished.
Crown obtained all necessary permits and scheduled the required inspections by the city, including additional steps related to our location in a high-risk fire zone. That process went smoothly once work started. All costs were described and documented in detail, both in the original contract and for the additional work associated with the hidden damage. We are highly satisfied with Crown’s work and would recommend them to anyone considering a similar project.
I am extremely happy and impressed with Crown. After years of dealing with a leaking deck and paying various contractors and repair people to not actually fix the problems, I decided to get serious and not nickel and dime it any more. I gathered many bids, and the quotes were all over the map. Michael at Crown was recommended to me by a friend who is a building inspector. When I contacted him he looked at my deck and said that he could not give me an accurate bid without seeing what was actually going on beneath all the concrete and stucco. How could anyone give an accurate bid otherwise? He carefully cut grooves in the bottom that would be useful to insert vents if all was well (which should have been installed in the first place) and found that the dry rot had rendered the deck dangerous. He gave me a bid that was not on the cheap side but my architect advised me that it was fair and to hire him. I couldn't be happier with the quality of every step of the process including great personal relationships with all the in-house employees, from the top down. Every step was meticulously planned, communicated and carried out and the finished deck is beautiful and solid as a ship. If you want to confidently do it right the first time and have your problem truly disappear, use this company. I will in the future when other issues arise.
After having a very positive experience with Crown Reconstruction rebuilding our chronically leaking Laguna Beach deck (impeccable quality work - not a single hint of leakage since) we chose Crown to do our dream kitchen and dining room remodel. Crew and subs were all top notch and the results exceeded our expectations. New windows, smooth stucco work, custom cabinets, flooring, countertops, appliance install and all associated carpentry-plumbing-electrical work were performed precisely as we had designed. No unnecessary delays or questionable cost overruns. Any adjustments or glitches were promptly addressed and we were left completely satisfied and without a dangling punch list of things left to do.
Having completed a rather involved project on our Laguna Beach home, we could not be more pleased to have selected Crown Reconstruction as the contractor. Headed by Michael Constantine, Crown proved to be a reliable, quality organization. Crown's work ranges from single home projects to large, multi-unit and commercial jobs. Truly specializing in "reconstruction", Crown's expertise lies in the rehabilitation and restructuring of existing construction. Such projects can be considerably more complex than new construction, with worksite challenges that are not confronted on an empty lot. Michael employs all the necessary tradespeople "in house" without the need to rely on subcontractors. From reliability to skill, punctuality to responsiveness, Crown's workers are happy in their jobs, cohesive, and willing to help one another. Foremen/supervisors Ryan and Zeke were readily available and made sure that materials were on hand and work proceeded efficiently.
Our job was complex, involving the demolition and replacement of upper and lower decks on a sloping lot, down to the posts and footings, and including replacing the deck rails, resurfacing, venting (to current fire standards), waterproofing (including pulling and reinstalling 4 pairs of large wooden French doors, accomplished in one day so as not to leave the house interior exposed), replacing adjacent stucco and siding, extensive cement work, and painting. From day one to completion, there was not a single weekday (and occasional Saturdays) during which some type of work was in progress. On rare occasions, neatness was an issue, though only due to the workers' desire to complete a particular aspect of the project by the end of a day. Otherwise, the work site was left as neat as could be expected on a daily basis. We were able to remain at home throughout the project.
Michael also has an eye for design. On several occasions he made suggestions for features that better complimented the house and which enhanced the final result. His attention to detail is seen in the completeness of his bid, plans, and other paperwork to his zero tolerance for cutting corners (a policy also adopted by his workers). Lastly, though by far not least important, final "punch list" items, many of which were completed without prompting, were managed in a timely, efficient, and amiable fashion.
Attitude starts at the top, and the pride which Michael clearly brings to his work is reflected in all of his employees. Communication with Michael is easy, and he obviously enjoys getting to know his clients.
Without hesitation, we would strongly recommend Crown for any "reconstruction" project.
Jan and I engaged Crown Reconstruction Services for a project at our 1960s wood and glass hillside home that included challenging re-roofing, restoration work and painting. We could not have been happier with our choice and the result. We worked closely with Crown’s principals, Michael Constantine and Ryan Bartholomew. They offered creative solutions when problems were discovered, made sure that their artisans and laborers did what they were supposed to do when they were supposed to do it in a first-class manner, going to great lengths to properly prep and to insure that nothing was damaged by their work. Crown Reconstruction services rescued us from a major construction nightmare that was failing after only 9 years. The previous contractor had made so many errors that the entire backyard was rotting away.
